A City Gas Services Landlord/Homeowner gas safety report
What’s Included in a Landlord Gas Safety Inspection?
Our Gas Safe Registered engineers will check the following during a gas safety inspection:
- Gas tightness in appliances
- Standing and working pressure from available test points
- Compare burner pressure and gas rate against manufacturer’s data plate
- Satisfactory provision of all necessary ventilation
- Test flue flow to ensure removal of products of combustion
- Satisfactory operation of all flame failure devices
- Effectiveness of stability brackets
- Identify evidence of noncompliance and report to corresponding authorities.
A tightness test on the entire system will need to be carried out for Landlord Safety Record inspections.
An appliance is not recognized as having been checked until all of the above actions are completed.
We test all appliances for their CO value using a combustion analyser. We will then issue a CP12 certificate with a unique serial number.
Carbon monoxide: the silent killer
50 people a year die from CO poisoning and more than 200 are affected from the harmful poison.
If you are a landlord in the London area, visit http://www.co-bealarmed.co.uk/.
It’s a fact: Carbon monoxide alarms save lives. You have a legal and moral responsibility to ensure your tenants are safe from the dangers of carbon monoxide.
By investing a very small amount of money you can make sure your tenants are kept safe from these dangers. Please remember that a CO alarm is not a substitute for regular servicing of your appliances by a competent Gas Safe engineer.
City Gas Services can supply and install a CO alarm with 5-year battery at the time of service or gas safety inspection for £39.99 including VAT.
